Object effectively to a planning application near you

Understand a planning application near your home, write an objection based on grounds the council can weigh, and follow it through to the decision and any appeal.

Estimated time: 3–6 hours over the consultation period, plus time for any committee meetingUpdated: 2 October 2026

This guide is for anyone in England who has received a neighbour letter, seen a site notice or heard about a planning application near their home and is worried about its effects. It explains how to read the application, which concerns the council can and cannot take into account, and how to write, send and follow up an objection that carries weight. You will finish with a clear objection letter, a plan for the committee stage if there is one, and an understanding of what happens after the decision. Wales, Scotland and Northern Ireland have similar but separate systems, so check your own council's guidance if you live there.

Why this is a Golden Edition guide: Turns worry about a nearby development into an objection planners can actually weigh, with a full process map from first notice to appeal.

Step by step

  1. Find the application and the deadline

Note the application reference on the neighbour letter or site notice, then find it on your council's online planning register using the reference or the site address. Write down the date by which comments are invited; councils in England must usually allow at least 21 days, and the exact date is on the notice or the register. Many councils accept comments after that date until a decision is made, but do not rely on it. Check whether the application is for full planning permission, outline permission, householder works, a change of use or listed building consent, because this affects what is being decided now. Sign up for email alerts on the register if your council offers them.
