Use this guide if you have a driveway, garage or allocated parking space you do not use all the time and you live near somewhere people need to park. Have your property deeds or lease, your mortgage terms if you have one, and your home insurance policy to hand. This is general information; it covers income from letting land, not running a commercial car park.
Step by step
Check demand and whether your space suits
Demand comes from nearby places with expensive or scarce parking: railway stations, hospitals, town centres, universities, airports, stadiums and event venues. Spend a weekday morning and an evening noting how full the nearby streets and car parks are, then search parking apps and local listings within a short walk of your address to see how many spaces are offered and whether they look booked. Measure your space and note any limits – low height, tight turning, shared access, hours you need it yourself. Use this decision rule: if you can name at least one regular source of demand within about ten minutes' walk and similar spaces nearby are being booked, it is worth listing; if not, try an event-day listing first before committing.
